Flagship Theater: 130 seat large screen
format theater in an existing warehouse building to include gift shop all
located across form the "Aquarium" at Cannery Row.

Hearst Castle Interpretive Facility: Now
known as the National Geographic Theater @ Hearst Castle. 422 seats, 13,500 s.f.
large screen format theater, state of the art technology and building
techniques. The screen is 5 stories high and 80' wide all housed within a
building being subterranean by 30' deep.
San Simeon, California
Trans American Film Studio: Master
planning the 400 acre site for an Independent Motion Picture Co. consisting of
350,000 s.f. of buildings housing 6 stages, 2 sound stages, and support
facilities including twin administrative towers.
Paso Robles, California
Cool Cat Restaurant:
2,250 s.f. restaurant lease improvement in the
"Cross Roads" Shopping Center.
San Luis Obispo, California
Wendy's Fast Food: 2,200 s.f. fast food
restaurant with drive-thru, parking and on-site improvements.
Atascadero, California
Taco Bell Restaurants: Approx. 2,200 s.f.
fast food restaurant with commercial kitchen and cold storage, and drive-thru
window with patio dining space outdoors. Both were incorporated into existing
shopping centers on "out parcels".

Subway Sandwich Restaurant: 800 s.f.
tenant leas improvement for an existing building within "The Oaks" shopping
center.
